Contract types

Every construction project has its own individual set of circumstances involving the constructability and shared contractual obligations of, “time - cost – quality”. Lokal Group Contracts Consultants offers the Client a variety of legally binding contracts, specifically tailored to suit individual Clients requirements; including important cost and time limitations and specific design location environmental aesthetic. The following is a List of contract types and the outline arrangements available in order to assist in your project decision-making process.

The final selection of type and suitability will form the Construction Contract between Lokal Group and the Client.

Construction management / General contracting (CM/GC)

By performing the most critical portions of the design and construction process with our own nominated contractors and tradespersons, Lokal Group maintains maximum control over the life-cycle construction process. Here, is where our construction management align the site construction processes within logistics, procurement, time schedules, cost schedules and all other quality-related standards and specifications. Our disciplined management controls embrace all our contractors, vendors and suppliers activities; ensuring they are contractually held by Lokal Group where both cost and schedule is guaranteed within a cost contracted "lump sum" “cost plus” or "guaranteed max".

Design and Project Office management can perform a combination of both the CM and GC delivery methods described above, as determined within a legally binding contract the Client or Owners have completed. Early preconstruction services are usually conducted prior to a project start date; during this phase, Lokal Group may be asked to initiate early relocation including mobilization and civil enabling works to achieve earlier contract start up.

Construction management (CM)

Although Lokal Group’s project management performs preconstruction and construction phase services, it can also be specifically contracted to self-perform-certify certain facets of the work. Over 90% of our CM services are conducted on an "at risk" basis, with the Groups’s commercial management; holding all contractors and subcontracts and guaranteeing the final project cost/schedule. The balance of our Construction Management Services are "Fee Negeotiated" in which Clients and others impacted are held contractually responsible for payment applications on subcontracts works based on liquidated man-hour and/or plant, equipment and material quantities.

During the CM process, the Lokal Group becomes involved with the Client’s architect and consultants from conceptual design, design/construction through construction and commissioning of project works has been handed-over fully completed as intending by the design. Lokal Group diverse commercial range of “rates & services” does offer our Clients complete control over; the Cost, Scheduling, Constructability, Quality, and Warranties.

General contracting (GC)

Lokal Group’s project office can expertly perform both the complex preconstruction and the construction phased services that can be awarded as a result of final contract negotiations. Expert planners and surveyors shall diligently carry out all package design scopes procurement schedules with complete statements identifying the works. This includes identification of inspection and testing plans (ITP); quality assurance (QA) specifications required as part of the design/commissioning process on all projects.

Lokal Group’s commercial and construction management, have the broad knowledge background and construction experience, necessary to perform a wide variety of heavy civil engineering and structural work involved on motorway and bridge construction. Lokal Group nominated subcontractors are experienced applicators in the design and use of concrete placement, high-rise concrete shell and core, steel framed fabrication and erection, special structures utilizing composite decking, and external facades using metals and glass.

Design-Assist (DA)

Lokal Group construction management can offer the Client an expert team during preconstruction meeting to augment the Client’s design team in the final decision process. Our experience and ability to focus with any design/assist elements, is where we can work side-by-side with the project design professionals to create the best solution to meet all the Client or owner’s needs. In addition, through our BIM MEP Model Design; we can significantly enhance earlier collaboration and knowledge transfer of information from design through the design and construction packages. Furthermore, the package inspection and testing (ITP) is completed in the ‘real-time’ envelope on site; with the ITP process verification streamlining the final project quality assurance delivery process.

Design-Build (DB)

Lokal Group project offices can execute any type of contract as construct all the works as the Turnkey Provider. Our commercial and construction applications can be “project specific”; to include all services for authority compliant planning applications, architect design completion, constructing and commissioning of an entire Client project. Design-Build Contracts are usually formulated and normally agreed as, "for a fee" or "lump sum."

Supporting Turnkey Management delivery, Lokal Group consultants and management will complete Design-Build projects including full management structure and administration office organization; staffed with experienced trade package management. Our management can complete the design and build project packages through collaborating with all project team members involving stakeholders impacted by the important project decision making process.

Lump Sum (LS)

Sometimes referred to as a, “A guaranteed maximum price (GMP)”. This is when Lokal Group can be awarded a "lump sum" contract for all project construction package services. The Client can make extra provision for incomplete elements agreed as part of the Request for Information (RFI) design and construct process. Contract documentation can be updated and written to include Client-provided contract documents and/or RFI approved instructions during the construction life cycle process.

Integrated Project Delivery (IPD)

The Lokal Group Corporate Business Plan for 2025 is to further increase our International Investors Portfolio; International Contractors; where broader based client services can be offered. Lokal Group will operate from a fully integrated major international construction base, operation with a broader yet flexible management structure. Our architects and designer teams will be firmed within that single management structure to approach the client design and construction process within a framework of a communication and collaboration. IPD projects within our Group control, enables the site project management to fully integrate a Client orientated construction approach; expertly delivered through our quality procedures of HSE and ITP programs.
